A Construction Manager is a person or entity that helps manage all contractor trades on a construction project.  Services would include items such as procure pricing from contractors, schedule contractors, review plans and details, manage the contractors to ensure quality of install and accuracy of build per plans, and meeting inspectors throughout the project.

A project manager handles all aspects of construction including items such as procuring plans from an architect, submitting plans to the city, collecting bids and quotes from contractors, reviewing quotes, and all construction management services above. Project managers work directly with contractors and clients to ensure good communication between client and contractors. The project manager’s main objective is to ensure project stays on budget and is done in a timely manner

Depending on the size of the project and the difficulty of the project, project management services can vary. What are the pros and cons of working with a project management company vs a general contractor?

Pros: Significant cost savings from typical general contractor pricing as you are getting the same licensed contractors a general contractor would use without the general contractor markups.  You also get a lot of the same services a general contractor would provide such as management, plan reviews, and start to finish services

Cons: Because you are responsible for paying the contractors directly, there will be quite more checks to pay vs a general contractor. Each contractor would have their own draw schedule for each trade.  If any contractor you hire to do a portion of the project does not have a license, you could have very little recourse, so make sure each trade contractor is licensed!

Which is better: hiring a general contractor or a project management company?

Tt is up to the client which route is better to go. Some clients would rather pay more money and have one contractor to write all their checks to that holds all liability for the project without the need to cut checks to multiple subcontractors.  Some clients prefer the idea of paying licensed contractors at cost and separate management fee. This allows more transparency between contractors and management fees and ultimately savings.  This decisions has to be made by you, and you alone.
